Once you have decided to purchase a property, Aegean Homes will arrange for copies of all the relelvant paperwork to ensure the property can be legally sold, that there are no debts on the property, etc. We will also check that the property has the building permission (iskan). If this is not present then we will require the seller to show that the paperwork is forthcoming and check with the local belidye to check the process is ongoing. At this time the price will be discussed and the terms of the sale to be be put in the contract.
Aegean Homes will then arrange for a contract to be drawn up in the presence of an independant Solicitor and Translator. Should the buyer wish to use a different Solicitor/Translator than the one Aegean Homes provide this is acceptable. The contract is drawn up in both Turkish and English and all parties must sign all paperwork. The translator will ensure that both contracts are identical and both the Solicitor and Translator will answer any questions you may have with regards the contract. Once the contract has been signed by all parties then the deposit should be handed over to the Seller as agreed on the contract. This is normally a small deposit (500gbp) and all other payments as per contract should be paid via bank transfer to the bank account given to you by the seller. At this time we will also arrange a Tax No which is required for opening a bank account and also for the title deed transfer.
Following this all paperwork is then sent to the Military where they will check that you are able to purchase property/land in Turkey and also that the property purchase is not near a military zone. The process can take up to 6 months however at the moment this process it taking approx 2-3 months.
Should you wish a Buying Power of Attorney can be drawn up at this stage which allows Aegean Homes to sign for your title deeds on your behalf should you not be able to get back to Turkey to do this yourself. It also allows for water and electric registrations , insurances and any title deed tax to be paid on your behalf.

When the permission is received from the Military Office Aegean Homes will then inform you. At this stage you will then have to return to Turkey to sign for the deeds if you have not let Power of Attorney. The final balance and title deed monies have to be paid at this time. Once the monies have been received and all taxes paid the title deeds will then be transferred into your name via the Power of Attorney document or by the customer being present. Please note if the customer is present a Translator must be with you and this normally costs around 30gbp
Once the Title Deeds are in your name water and electric can be transferred (if a resale) or registered in your name. The costs for this vary.
